MTEL can obtain an optimum price for your hotel.  Two of the most important factors in achieving the optimum price for a hotel is to create a competitive environment for the hotel and creating a “story” for the hotel.  The “story”, of course, must be based on the hard data and facts and not on the “pie in the sky” projections.  MTEL with our extensive transaction track record can create a “story” for the hotel by sorting out the upside potential and downside risks of the hotel. 

 

MTEL recognizes the importance of creating a “story”.  MTEL analyzes the hotel historical and financial data, hotel market penetration, hotel strengths and weaknesses within the competitive set and market etc. and then establishes the upside potential and opportunities for improvements and downside risks backed by hard data and logical conclusions. MTEL even suggests solutions to its prospective purchasers the ways to improve profitability further. 

 

MTEL prepares a very comprehensive marketing package. After the initial due diligence by an experienced MTEL representative, a very comprehensive and professional marketing package is prepared.  The package includes important data such as historical operating data and its analysis, profit and loss statements and its analysis, Smith Travel Research Report ( STR ) and its analysis indicating property performance or lack of, within the competitive set , projections, demographics, demand generators and upside potential backed by solid data and logical conclusions.  MTEL will never, knowingly, portray a “pie in the sky” projection. 

MTEL effectively markets the property.  For the discrete sellers MTEL presents the hotel opportunity to active/potential purchasers within MTEL extensive database and/or market the property very discretely to selected proven buyers.  This method normally preferred by the Sellers who wants to maintain confidentiality of the sale from their employees and/ or competition.  

The other method MTEL uses to achieve the optimum price is to market the hotel aggressively by contacting our large data base of qualified and longtime proven buyers, aggressively market the hotel by advertising in various media such as MTEL website, other widely searched internet sites, trade magazines, various print media etc. to attract newly qualified buyers.

MTEL also maintains relationships with other respected hotel brokers in regions all over the United States, and we present our listed hotels to regional and national buyers both direct and through our network.

MTEL assist Purchaser in LOI preparation.  After a purchaser indicates an interest in purchasing the hotel, MTEL assists the purchaser to prepare a Letter of Intent ( LOI ) describing the basic business terms of the purchase and present it to the seller.  MTEL acts as a buffer during these negotiations between purchaser and seller.

 

MTEL assist in Purchase and Sell Contract.  Upon completion of the negotiations and offer acceptance by both the parties, MTEL assist the purchaser in preparing a Purchase and Sale Contract.  Through its network, MTEL may suggest a knowledgeable attorney who performs in a timely manner.

 

MTEL assist during due diligence.  Once the hotel under contract, MTEL acts as a liaison between the seller and the purchaser and guides the purchaser throughout the due diligence process to verify the information presented. 

 

MTEL assist in third party reports.  Through its own network MTEL arranges for survey, environmental and appraisal inspections and save time and monies. 

 

MTEL assist in financing.  MTEL assist the purchaser in successfully obtaining a suitable financing for the hotel.

 

MTEL assist in franchise license transfer and negotiations.   Franchise license transfer process can be difficult.  MTEL has a long standing working relationship with various franchising companies to negotiate best possible terms of the franchise license transfer.

 

MTEL provides a value added service while maintaining constant communication, guide and assist both the parties at each stage for a smooth and successful transaction in a timely fashion.
